Project Description:
The 870 Harrison Street Project will bring a 26-unit, mixed-use building to the Western SOMA neighborhood. This project will enhance the 800 block by replacing an existing building (vacant for two years) with an attractive and functional new property composed of 26 living units and 1 commercial space.


The project will create a comfortable, professional-friendly living environment of 18 1-bedroom units and 8 2-bedroom units in the Western SOMA  neighborhood, within easy walking distance to Yerba Buena, Union Square, Rincon Hill, South Park, South Beach and Mission Bay.   Four units will be dedicated to San Francisco’s affordable housing program, and the affordable units will be built on site.  Per Planning code 315.3(b)(2), only
12 % (3 units) are required, however we are proposing to add an additional affordable unit in the building, equating to 25% affordability based on units gained on the 5th and 6th floors.  

Leavitt Architecture has designed an attractive contemporary building with glass and metal in harmonious colors used throughout the façade. Inside, the owners will enjoy strategically placed common areas that will serve as buffer zones to protect the privacy of neighbors. The proposed building will stand 6 floors (65 ft), well below the maximum available height limit of 85 ft set by the City of San Francisco.


Project History:
An application for the proposed project was formally submitted to the San Francisco Planning Department in March 2005. In the intervening three years, the project sponsor and design architect have worked closely with the Planning Department to design a building that is architecturally harmonious with and respectful of the existing neighborhood.

JS Sullivan Development, the project sponsor, and Leavitt Architecture, the design architect, are based in San Francisco and have completed many successful projects throughout the City.
